If the roof caves in at your work, is your employer responsible for the damage to your personal things?

I am self-employed, and work out of a fitness club. I rent a room there. The gym has always been in ill-repair, and the owner/manager rarely does anything about it. Finally, the roof collapsed in my room, ruining my desk, table files etc. He then tired to fix the roof, causing further damage. Is he liable to the cost to replace my damaged things???

Can I just get the service since the property where I am moving has DISH already on the roof ?
